One of my most memorable home improvement projects was very fun and challenging. I remodeled a 1902 1,100 sq. ft. farm house. The project consisted of relocating walls, replacing lath and plaster with drywall and insulation, incorporating the existing front porch as part of the entry way, and installing new windows and doors. I plumbed a new kitchen and bathroom, updated electrical switches, outlets, and fixtures, textured and painted the entire home, and laid new flooring. Wood working skills were necessary to refinish the existing trim, create an ornamental pillar to match an existing pillar that was part of the original doorway, and frame decorative arched entryways throughout the home. The client wanted the attic converted into a bedroom with a customized spiral staircase as the point of entrance. The bedroom addition required construction of load bearing support beams underneath the house and additional support walls inside the attic. I also replaced the siding and painted the exterior. I had an engineer blueprint the structural requirements and a building inspector approval at each phase of the remodel.

The job consisted of removing carpet and existing tile in front room of building. The pad in the front room has settled about one inch so I applied level quick to blend the ledge agents the wall. There were also six door patches that need second coat of mud and texture. I also changed all outlets and light switches to white in back half of building. I added two light switches in two of the rooms so they can operate separately. I installed one outlet above garage door for future garage door opener installation and painted stair way walls.

The job consisted of sanding off old floor paint and applying new floor coating. I framed three walls and framed in a door opening to install a window. I also removed two walls and replaced with 2x10 headers. After walls were built I hung drywall, applied mud, texture and paint. Doors, trim and molding completed the job.

Remove all metal siding corner edging and replace with 1x4 composite trim. Do all caulking on all nail holes, corners, and ledges. I will paint the base, garage door, and the horizontal gutter with paint sprayer. All of the trim will get two coats of paint applied by brush.
